The Three Options Explained

Cove monthly mansion. A fully furnished apartment you rent by the month, from 1 month. There is no key money (礼金0) and no guarantor. WiFi Utilities are included up to ¥15,000 a month for a studio (¥17,000 for a 1LDK, ¥23,000 for a 2LDK), and Wi-Fi, furniture and kitchenware are ready on day one. Contracts and support are in English, and paperwork is done in 1 day.

Traditional 2-year lease. The standard way to rent in Japan. You sign a 2-year contract for an empty, unfurnished apartment. You pay a deposit, key money, an agency fee and a guarantor company fee upfront. Then you buy furniture and set up electricity, gas, water and internet yourself. Screening often needs a residence card, a Japanese phone number and proof of income. Renewing after 2 years usually costs another month of rent.

Long-term Airbnb. Any Airbnb booking of 28 nights or more. Booking is fast and many hosts offer a monthly discount. But registered private homes (minpaku) can host guests for a maximum of 180 nights a year, so long stays are hard to find, and quality and rules change from host to host.

How we calculated it:

  • Traditional lease: ¥634,000 in one-time costs that you don't get back (key money, agency fee, guarantor, insurance, lock change, furniture, setup, move-out cleaning). On top of that, ¥128,000 a month for rent, management fee, utilities and internet. Leaving before 12 months adds a 1-month early-exit penalty, which is common in Tokyo leases.
  • Cove: An example rent of ¥180,000 a month for a Cove studio, with WiFi utilities included up to ¥15,000, plus Cove's one-time studio cleaning fee of ¥27,500 (tax included). Cove's longer-stay rates are lower, so 6-, 12- and 24-month stays usually cost less than shown.
